The company Pierwood Capital officially commenced the construction of the residential project Arbor Hlubočepy, which will offer thirteen family houses built to passive standards. The project, situated on the southern slopes of Prague's Hlubočepy beneath the historic hill of Žvahov, also symbolizes a significant shift in Czech construction towards the use of wood even in multi-storey buildings with high demands for energy efficiency. Although Arbor Hlubočepy is a technologically progressive project, its main asset is the location. It connects the natural character of the Prokop Valley with the comfort of urban life. Future residents will enjoy a unique combination - direct access to some of the most attractive hiking and cycling routes in Prague, as well as views of the Vltava River, complemented by the full civic amenities of Hlubočepy. The location is ideal for family life, offering quality schools and an emerging gastronomic scene of smaller bistros and businesses. Despite the calm nature of the "hidden valley," the area remains very well accessible - thanks to tram, train, and bus connections, the city center can be reached within minutes, allowing for a comfortable life without the need for daily car use. The project uses a modern construction system with cross-laminated timber (CLT) combined with monolithic garages and a concrete foundation. This solution brings a lower carbon footprint, high energy efficiency, and a quality indoor environment. The passive standard here does not merely represent a formal designation but a real tool for long-term value and stability of investment in the context of growing demands for energy sustainability. "From the beginning, we wanted the Arbor Hlubočepy project to demonstrate that sustainable construction and quality urban living can go hand in hand. Timber constructions in passive standards allow us to create houses that are not only energy-efficient but also healthier and future-ready." Frank Nourse, founder of Pierwood Capital. "The combination of timber construction and smart home management through the Loxone system has significantly exceeded our expectations. Thanks to the ZEO concept, we have healthy, energy-efficient, and sustainable housing that allows us to simply focus on living," says Jan Březík, the first customer of ZEO Homes in Mladá Boleslav. The project sensitively connects with the historical context of the location and preserves its significant elements, such as the statue of St. John of Nepomuk and the ceramic sculpture of the Horse's Head. At the same time, it offers innovative solutions for the future of urban housing, including infrastructure for sharing energy from photovoltaic systems or advanced rainwater management. The realization is ensured by the sister company ZEO Homes, and the project represents the culmination of over thirty years of experience of Frank Nourse in the Czech market. His transition from traditional building materials to wood is motivated not only by technological benefits but also by a personal commitment to building projects with consideration for health and the environment. "We designed Arbor Hlubočepy for those who want to live close to nature without giving up the advantages of the city. The project offers an exceptional opportunity to own a family home in one of Prague's most beautiful natural locations while also benefiting from modern, energy-efficient construction," adds Frank Nourse. Demolition work began in March 2026, and the completion of all thirteen row houses is planned for the end of 2027. The project is being realized as a long-term strategic investment by the Pierwood Capital group. Sales have already started, and interested parties have access to detailed information including floor plans and prices.
