Prague - The Slovak development and architectural company Archikód intends to build an eight-story building with apartments and retail spaces in the gap located on Koněvova Street in Žižkov. A second three-story building will rise in the courtyard towards Vítkov Park, as stated in the announcement published in the EIA database. The surrounding buildings have five above-ground floors.

    Apartments with layouts ranging from 1+kk to 4+kk will be located on the upper floors of the street-facing building and throughout the entire courtyard structure. On the ground floor, basement, and the first floor of the higher building, the company plans to create retail spaces and offices as part of the project named Vitkovia Residence. Two underground levels and part of the ground floor will accommodate 28 parking spaces.
    The City Hall's Department of the Environment has decided that the investor does not need to carry out a complete environmental impact assessment. However, it has pointed out that due to the existing noise in the area, the investor must respect the conditions set by health officials during the preparation of the project documentation.
    The investor now needs to obtain a zoning decision and building permit. The company did not specify when it plans to start construction. However, apartments and commercial spaces are already being offered for sale on their website, with some listed as sold or reserved. Apartment prices start at 2.5 million crowns.
    The market for new apartments in Prague has been growing significantly lately. According to joint statistics from the companies Ekospol, Trigema, and Skanska Reality, people bought 5,950 new apartments in Prague last year, an increase of 18.6% year-on-year. In the first quarter of this year, a record 1,850 new apartments were sold in the capital, which is 37% more than last year. At the end of March this year, developers had 6,600 new apartments available, which is 150 fewer compared to the end of last year. Companies are now starting more and more new projects.
