Karlovy Vary - In Karlovy Vary, preparations for the reconstruction of the historic National House may begin, which has been acquired by the company Eltodo from the city. The company can apply for a building permit, as its intention has successfully passed the environmental impact assessment conducted by the Karlovy Vary Regional Office. However, during the repairs, it must ensure that the construction work on the building located in the center of the commercial and administrative part of the city does not disturb the surroundings.     The company Eltodo Praha, which paid the city approximately 21 million crowns for the National House, intends to convert it into a multifunctional facility. Construction is set to begin next year, at the latest by September, and is expected to be completed according to the proposed plan by September 2009. The reconstruction costs are estimated at around 700 million crowns.
    The managing director of Eltodo National House, Michal Prunar, stated that the original National House building will house a hotel with a capacity of 75 double rooms. "The large hall will have 500 seats, the hotel restaurant will accommodate 140 guests, and there will be 100 seats in the brewery. The total usable area is over 9,700 square meters," Prunar said.
    On the previously vacant plot behind the National House, which Eltodo has also acquired along with the National House, a new extension to the original building will be created. The new facility will primarily be a commercial shopping center. For example, nearly 1,000 square meters of space will be available for retailers on its ground floor. There will also be a parking lot with a capacity of about 85 spaces. The total usable area of the extension exceeds 13,800 square meters. How the National House complex will look after reconstruction was shown to the public by Eltodo this October when the building was opened for a few days.
    During the reconstruction, construction companies will have to be careful to comply with the conditions set by the Regional Hygiene Station of the Karlovy Vary Region, Bocková said. Hygienists require that the project documentation includes the construction of noise barriers. "Given the location of the building in the city center, it will be necessary to minimize noise and dust for the surrounding development. Routes for transporting soil must also be clearly defined, and transport will be limited to daytime only," Bocková added.
    The Karlovy Vary magistrate has tried several times in the past to sell the dilapidated National House. However, no one was interested in the building that had been closed for 14 years. Therefore, the magistrate reduced the price from the original 42 million crowns to about 21 million crowns. The Eltodo company was selected last year in an open tender from two interested parties.
