Plzeň - By the end of June, Plzeň will have a clear opinion from architects on the potential development of an attractive development area near the center on Cukrovarská Street. Currently, there is a depot for trolleybuses and public transport buses, which will be moved elsewhere during the summer. The urban study for the eight-hectare area, including the opposite charity premises, is being completed by the Prague studio D3A. In terms of city-owned land, along with the former Světovar barracks, it is the most valuable and cohesive redevelopment area in Plzeň, said Irena Vostracká, director of the concept and development department, to ČTK. At the end of March, Plzeň started offering developers a second valuable location of the former Světovar barracks in the Slovany district. Hundreds of apartments and spaces for commerce and services are expected to be created there. The development area in Cukrovarská is situated between Radbuzou and Doudlevecká streets and is intended for housing, offices, and services. The urban plan accounts for a mixed urban area there. No activities linked to more demanding traffic should be allowed, Vostracká stated. “The proposal from the architects will make it clear what should remain public urban spaces and what can be sold or rented,” she added. The city aims to sell as many areas and buildings as possible. The municipality has already discussed future use with all organizations currently using the space. Some buildings in the public transport depot will remain preserved, including a potential museum of public transport vehicles in the first large hall. After completion, the proposal for development and use will go to the city council, and then it will be determined what will remain with the city and what will be sold. According to the property councilor Helena Matoušová (ODS), the city should gain hundreds of millions of crowns from the sale of Cukrovarská and Světovar. “This money would definitely be useful for the budget, and it is not the sale of historical property,” she said. The urban study will propose the layout of houses, public spaces, connections to Radbuzou, and perhaps stairs to the waterfront. It will also include the revitalization of the two-hectare adjacent area used by the Diocesan Charity of Plzeň and the former Reodepony site, where buses will park until August.
