The new house is being created as a response to an abandoned construction pit, which gave the place a distinct character.

It becomes a barrier, a transition - at the very boundary of the city center and a quiet neighborhood with family houses.

It encloses the city, with an urban house facing towards it. It shapes the streets, respecting the height of the surrounding buildings.

Internally, it is formed by terraces, naturally connecting to the excavated pit, creating an inner park with a pond.

It becomes an ideal space for living, turning from a northern slope to a southern one.

Living and working in the center, high intensity of development, each apartment with a terrace - garden.


Situation
The addressed plot is located in the southern center of Liberec. It creates a transition between two types of development, neighboring the urban center from the north and the Perštýn district with predominantly family houses from the south. After the intention to build a large shopping center on it, which was abandoned, a huge construction pit remained. It covers almost the entire area and has a height difference of up to 20 meters at its highest point.

Concept of the design
Relationship to the city. The basic idea of the project was to create a clear boundary of urban space to which the addressed area adjoins. The new object created a barrier and thus clearly defined the end of the urban center. It faces the city as an urban house while also responding to the pit that gave the addressed area a distinct character. The internal part of the building is formed by terraces, naturally connecting to the excavated pit. It becomes an ideal space for living, turning from a northern slope to a southern one. Luxurious living in the city center with high-density development. Everyone has their "garden" in the form of a large terrace. Additionally, there is a central semi-public space with a small pond that arises naturally on the site.
In the upper part of the addressed area, there is a park - a public space - with a path connecting two streets defining the addressed area. It is complemented by stops in the form of a gazebo or viewpoint over the city.


Description of the architectural solution
Multipurpose building. The shops, offices, and small businesses are oriented toward the busy street in the city. Inside, there are apartments - in the lower part unilaterally illuminated, in the upper floors illuminated from both sides. The top two floors are occupied by duplexes. The building offers the possibility to combine an apartment and an office - to live and work in the center. In the part adjacent to the city, the building is five stories high, becoming a two or three-story building with the sloping terrain and rising streets, thus responding to the scale of the streets it shapes. Each apartment has access to an outdoor staircase that descends to the central space with a pond. In the southwest corner, there is an above-standard amenity for the entire complex - a fitness center with a sauna and gym, a children's center, and a workshop. The building offers a total of 94 apartments. In the basement, there is a garage with sufficient capacity for 94 parking spaces. In the northeast part, there is an additional garage for 20 cars. The building is designed as a reinforced concrete skeleton. It turns towards the city with a glass facade, while the inner part consists of green terraces.
