Most property owners and managers are aware of the necessity for regular maintenance of the building's lighting. However, few account for the expenses related to the renewal of the lighting system itself. Even regular quality maintenance cannot prevent the aging of individual fixtures, the operation costs of which, along with technological obsolescence, gradually increase.

The Eurolux Group has been operating in the lighting industry for 17 years and brings together several companies focused on services and supplies in the fields of construction, lighting, and interior implementation, including design. Its subsidiary EXX s.r.o. specializes in replacing outdated lighting systems in industrial and sports halls, garages, administrative and commercial buildings.

Given that the replacement of the lighting system represents relatively high costs, the companies within the Eurolux Group offer their customers the option of lighting replacement without an initial investment, thanks to the use of the EPC method.
The EPC method (from the English term Energy Performance Contracting) represents a modern approach to energy management. The use of EPC essentially involves no initial investment for the customer; all project costs are gradually covered by payments derived from achieved savings on energy costs.

Projects managed using the EPC method include:
  • Energy analysis
  • Design of a new lighting system
  • Installation and commissioning of the new system
  • Project financing
  • Operator training
  • Measurement of achieved results
  • Long-term supervision of the newly installed system
  • Guarantee of calculated savings and parameters

In 2012, the EPC method was approved by Government Resolution No. 109 of the Czech Republic on February 22, 2012, as a suitable financing method for projects of contributory organizations, enabling municipalities and cities interested in the renewal of public lighting to utilize it.

In the replacement of outdated public lighting systems, the company ECOLED SOLUTIONS s.r.o., specializing within the holding, offers municipalities not only the aforementioned activities under the EPC method but also the inventory of public lighting and free loan of samples of new fixtures.
In public lighting, the EPC method is usually utilized in combination with the so-called transferred management of energy systems. Transferred management of public lighting is based on a contractual relationship, under which the management, operation, and maintenance of the lighting system (including energy costs) are transferred from the user to the contractual partner.
The contract is concluded for a fixed term, usually 10 years, depending on the scope of the renewal of the lighting system. After its expiration, the lighting system is transferred to the ownership of the user.
During the term of the contract, the user pays a monthly rent, which includes the aforementioned operating costs. The contractual partner guarantees that the monthly rent will not exceed the previous monthly operating costs (energy + regular maintenance) of the user.
