The transformation of the long-neglected space between Veveří, Kounicova, Pekárenská, and Sokolská streets began this spring. They wanted to start building much earlier, but the zoning and building procedure dragged on until December 2023. "We are now doing preparatory work, and the actual start of construction is planned for mid this year," Kremláčková said.
The architectural solution was developed by Jiřičná with Petr Vágner from the AI design studio. The rows of houses are placed along Veveří, Kounicova, and Pekárenská streets, as well as in a large courtyard. The design accounts for greenery on the roof of the commercial spaces and in the courtyard. There will be underground garages for residents and visitors to the shopping center. The company will also carry out geothermal boreholes that are intended to serve not only for heating and hot water heating but also for cooling the building.
The protected over-century-old plane tree will remain a dominant feature at the corner of Veveří and Pekárenská, which will also be the name of the shopping center.
It was previously considered that a subway station should be located at the site of the current construction, which is planned to run under Brno in the future. The current zoning plan still leads the route around under Veveří street, but it does not specify where the stations should be built.
