Znojmo will offer developers the Malá Louka location at a third lower price

Znojmo - Znojmo will offer developers the Malá Louka location for the construction of apartment buildings at a third cheaper than it did unsuccessfully twice last year. The more than five-hectare plot will thus be available for 65.7 million crowns. The condition is that the developer must adhere to the zoning plan for the construction of buildings, which should contain 266 apartments, said Zuzana Pastrňáková, a spokesperson for the city, to ČTK.

The price reduction was approved by coalition councillors, and the intent still needs to go through the council. The city is likely to post the intent on the official notice board in mid-March.

Malá Louka has been designated for residential construction for several years. It is located near Brněnská and Vídeňská streets. The zoning plan anticipates the construction of 14 buildings and the necessary infrastructure.

The reduced price is based on a new expert assessment that also took into account previous disinterest. "The assessment further divided the plots into residential development and the construction of transport infrastructure and public spaces. The minimum bid price set by the expert is still ten million lower than the minimum price that the councillors agreed upon," Pastrňáková stated.

Similarly, the city is trying to sell a smaller location below the City Forest to developers. Znojmo has unsuccessfully attempted this three times, ultimately lowering the price by a quarter in this case. The deadline for submitting bids ends this Friday, when it will become clear whether any investors have shown interest.

According to the opposition, there could be greater interest in the locations, but they consider the old studies and zoning plans, which the current city leadership insists on, to be a problem. They advocate building apartments instead of family houses, which they claim are in greater demand in the city. "A study for the City Forest was created before 2010, and the planned construction in Malá Louka corresponds to housing estates from the 90s," said councilor Jiří Kacetl (For Znojmo).
