Čeladná (Frýdek-Místek) - In Čeladná, located in Frýdek-Místek, dozens of new apartments will be added. A private developer, building a new neighborhood called Farské lúky with 120 apartments in the two-thousand-strong village, plans to construct approximately 50 more luxury apartments there within two years. They are also preparing land for a billion-dollar project called Holiday Resort Čeladná, which will include a hotel and an aquapark. The prices of new apartments in Čeladná are continuously rising, and demand for housing is strong, said Jakub Bernady, project manager of the development company Conti Real Čeladná, to journalists.
    "We will demolish the old town hall and the dilapidated tenement building from the 1930s. There, a residence called Žárovec will be created with 49 apartments, which will be completed in autumn 2009," said Bernady. Farské lúky, consisting of seven apartment buildings, began construction this June on a two-hectare site, with completion planned for autumn next year.
    According to Bernady, the rise in apartment prices in Čeladná has not stopped for five years. "We started five years ago at 25,000 CZK per square meter, and even then there were many voices saying it was an overpriced price. We are selling Farské lúky at around 40,000 CZK without tax. The interest is unexpectedly high; even though the rough construction is not yet finished, half of the apartments already have their owners," Bernady stated, adding that the price of an apartment in the Žárovec residence will be 45,000 CZK per m² without tax, meaning the largest apartment there will cost around six million crowns.
    He believes that the mortgage crisis in the USA should not affect luxury housing. "We think that prices here will continue to rise. Perhaps not as rapidly as they have over the past five years. The fact is that our clients in Čeladná are purchasing more than one apartment," he mentioned.
    The developer's largest project to date will be the construction of Holiday Resort Čeladná for a billion crowns. It is planned to be built near Farské lúky on approximately three hectares of land, which the company purchased from the municipality. A hotel with apartments and amenities, shops, and an aquapark is set to be constructed on the site. "We are in the stage of finalizing architectural studies and we are expected to start construction in 2010. We will be effectively contracting the conditions in the same year," Bernady added. Conti Real Čeladná is collaborating with a group of private investors from the Netherlands.
