Čeladná (Frýdek-Místek) - The two-thousand-strong Čeladná in Frýdek-Místek continues its development. A new villa district, Farské lúky, with 120 apartments and an aqua park will rise on a five-hectare plot on the outskirts of this Beskydy town. The apartments will be built by private investors from the Czech Republic and the Netherlands, said investor representative Jakub Bernady at a press conference today. Mayor Pavol Lukša hopes that the aqua park will enhance the attractiveness of the municipality. Private investors have already built dozens of new apartments in the municipality. Last year, over 80 people newly applied for housing in Čeladná.
"We will start building the apartments about two months after selecting a contractor, so they are ready for occupancy in the summer of 2009. The demand for housing in Čeladná is still enormous, even though the price of apartments in this area has already risen above 40,000 crowns per square meter. Even before construction starts, we have a third of the apartments occupied," said Bernady, who is the project manager of Conti Real Čeladná.
The development of Čeladná began more than seven years ago when the municipal leadership decided on a multi-hundred-million investment to build a new center. At that time, Čeladná took on significant debt, but the municipality claims it has no problems repaying it.
According to Mayor Pavol Lukša, the construction of the aquatic center has long been part of the municipal development plan. At the end of February, the proposal was approved by the elected representatives. "There are never enough of these facilities, and since a private investor will build and operate it, the municipality will gain attractiveness without hurting its wallet," Lukša said in response to a question from ČTK. Čeladná attracts new residents. According to the registrar, the municipality had nearly 2,300 residents at the end of last year, with 76 people newly registered for permanent residency last year.
The Conti Real group is also building a multifunctional building for a new town hall in Čeladná and has already developed about one hundred apartments. They plan to construct hundreds more. According to Bernady, Čeladná can absorb this expansion due to its size. "In foreign countries, these capacities are several times higher; municipalities are not degraded by it. On Friday, half of Prague will flood Špindlerův Mlýn, and the infrastructure there is not sufficient; here it is necessary that along with apartments, amenities grow," he added. Therefore, the company is investing in the development of services and leisure facilities in addition to apartments. "We will build a gas station, a restaurant, and we are preparing for the modernization of the Čeladná ski area," Bernady detailed the nearest plans for Čeladná.
In addition to the aqua park, another goal of this development company is to establish an agency that will manage the rental of apartments. "Many apartments are rented to Koreans, Italians, or Dutch. However, there is a lack of short-term rental offers. The agency would offer weekly rentals of apartments to families, which is price comparable to a hotel," he explained. According to Bernady, the Conti Real group has thus far invested 150 million crowns in Čeladná. The Farské lúky Apartments project will cost over one hundred million crowns in construction costs.
