Brno – In Brno, 951 new apartments worth 4.4 billion crowns were sold last year, which is a third more than in 2019. The average price per square meter in new buildings was 81,300 crowns, which is ten percent more than a year earlier.

The demand for real estate during the pandemic has hardly decreased, and people's desire to buy is very strong. People want to resolve their housing situation while the economy is thriving and mortgage loans are available at very low interest rates. They are motivated by fears that they might lose their jobs and would no longer be able to qualify for a housing loan. Prices for new housing in Brno are constantly rising. The average price per square meter of an apartment in a new building rose to 96,400 crowns per meter in January. However, there is a significant difference between the various types of apartments. While the price per square meter in a one-bedroom apartment with a layout of 1+kk averages 104,000 crowns, in apartments with a layout of 4+kk and more, it is 88,500 crowns. Such an apartment, with an area of about 116 square meters, will cost 9.65 million crowns. For a studio apartment with an area of 38 square meters in a new building, people will pay 3.95 million crowns.

There are 505 available apartments in new buildings on the market in Brno. The rise in prices is still significantly driven by insufficient construction. Newly released plots as part of the approved package of changes to the zoning plan have not yet impacted apartment prices.

The leadership of Brno is also trying to address the insufficient housing construction, last year the city hall certified its largest development project in recent years on Vojtova Street with 116 starter and senior apartments and is also preparing the construction of cooperative apartments. In 2022 and 2023, another 143 apartments in four municipal projects should go through certification.
