PRAGUE - A new shopping center Šestka worth more than 1.5 billion crowns will be built near Prague's Ruzyně airport in Prague 6. The ceremonial laying of the foundation stone took place today, and the building is scheduled to be completed in November of next year. Šestka will offer more than 100 shops, including restaurants and cafes. This was stated at a press conference by Thomas Villadsen, director of the Danish development company TK Development.
The shopping center will have two floors with sales areas. The ground floor will feature a Hypernova hypermarket covering 10,400 square meters. In addition to shops for fashion, footwear, sports, and household goods, there will also be a dry cleaner, a florist, and a hair salon. The first floor will have a commercial gallery focused on fashion, including a luxury perfumery, jewelry store, and restaurants and cafes. There will also be space for a covered parking lot with 354 spaces. There are plans for an additional parking lot for 770 cars on the roof.
According to Rostislav Novák from TK Development, the architecture of Šestka is unique compared to other shopping centers. The sloping facades are largely covered with earth and vegetation, which seamlessly transitions into the surrounding greenery. "The entire structure is gently inserted into the terrain," Novák stated. The architects are the Czech studio d u m architekti, and the interior was designed by the renowned commercial real estate architect Terry Evenden.
The investor is the company Europolis, which will take over the building on the day of its opening. The price they will pay will depend on the occupancy of the retail spaces and the agreed-upon rental prices. Currently, 70 percent of the retail spaces are rented, and according to Novák, all spaces will be rented by the opening day. It is estimated that the purchase price will be around 70 million euros (about two billion crowns). The general contractor for the construction is the company Gemo Olomouc.
According to plans from TK Development, the construction of the shopping center should be followed by another phase of development, which will include, for example, a hotel, an office building, and leisure spaces.
