Hory (Karlovy Vary) - The development company Lettenmayer & Partner intends to invest in the preparation of land for the construction of a large logistics center near the village of Hory in Karlovy Vary. The Hory I project is ready for construction, while the Hory II project is currently being assessed by the Regional Office of Karlovy Vary in terms of its environmental impact. The total area of both plots on the outskirts of the village is almost 311,000 square meters. This was announced by company representative Lucia Lettenmayerová. The first, larger of the two plots can be used according to the plans of Lettenmayer & Partner for the construction of a logistics center, wholesale business, or for the construction of a shopping center or hotel. The company considers the proximity to the R6 communication routes, which will be definitively completed in the region this April, as an advantage. According to Lettenmayerová, the second plot can similarly be utilized. "Comments on the Hory II project can be submitted to the regional office until March 18," said the region's spokesperson Andrea Bocková. To even consider the implementation of the project, Hory had to change its zoning plan, stated Mayor Milan Pokorný. He noted that he is not particularly enthusiastic about the project, but when he took office, the process of changing the zoning plan was already underway and could not be stopped. He pointed out that one of the locations lies on the route where the village wants to lead a new sewage system that it is still lacking. "We would probably reach an agreement with the owner on that. However, the owner of the neighboring residential plots will likely have objections," added the mayor. Lettenmayer & Partner also wants to invest in building a new industrial zone near Bochov in Karlovy Vary. Implementation of the project could begin once Bochov changes its zoning plan. The area between Bochov and the settlement of Těšetice was chosen by the company for development for several strategic reasons. The main reason is the accessibility of the location via the route between Prague and Karlovy Vary. Despite initial hesitation from Bochov, the attitude towards the zone changed after 2006, and in 2010 the city supported the plan. The Lettenmayer & Partner group based in Prague has been investing in the Czech Republic in industrial land for the construction of shopping and service centers, outlet centers, office projects, logistics, hotels, motels, industrial zones, and leisure projects since 1992. The plots range in size from 25,000 to 300,000 square meters and are all owned by the company. In 2010, it reported a profit of over 20.7 million crowns, whereas it was in a loss of around 48.3 million crowns the previous year. The results from last year have not yet been published.
