Prague - Developer Skanska Residential is completing the construction of the Albatros residential district in Prague's Kbely for lower units of billions of crowns. The company has begun building the final phase of the project with 178 apartments, which is scheduled for completion at the beginning of 2028. The last phase is expected to cost around 917 million crowns. Skanska announced this in a press release available to ČTK. According to the company, Albatros Kbely was one of the longest-permitted residential projects of the company.
Skanska purchased the land where the district is being developed in 2006. However, construction only began 14 years later. The district will include 11 apartment buildings with 688 apartments on an area of almost 98,000 square meters. To date, a kindergarten and three phases of the project have been completed. The fourth phase is currently under construction with planned completion this year, and construction of the final phase of the project has now also begun.
"The completed district offers future residents a range of advantages, from a wide variety of services to quick access to the city center by public transport, as well as proximity to nature and a peaceful environment without further follow-up construction," said Iva Stejskalová, communications manager of Skanska Residential.
The Albatros Kbely project is named after the training aircraft Aero L-39 Albatros, which is displayed in a nearby hangar of the Kbely Aviation Museum. The residential district is inspired by aviation, reflected in various elements in the interior and exterior of the entire complex, including the names of individual apartment buildings. Two buildings in the final phase are named Charlie and Delta and feature apartments with layouts from 1+kk to 3+kk. The most common are 2+kk apartments, as is the case throughout the Albatros Kbely district.
The public space will expand with new playgrounds, bike paths, and parking areas in the final phase. The entire residential district will feature over 15,000 square meters of greenery complemented by outdoor fitness zones, barbecue areas, community gardens, a supermarket, and a kindergarten.
In addition to Kbely, Skanska Residential is also building apartments in Radlice and Malešice. At the same time, it has construction projects underway in various stages at the Modřany sugar factory or in the Emila Kolbena district in Vysočany.
In 2024, the company's net profit fell by nearly 42 percent to 157 million crowns. Revenues increased by about 14 percent compared to 2023, reaching 1.8 billion crowns. Skanska Residential is not part of the Skanska construction group. It separated in 2014, operates independently, and belongs directly to the Swedish construction conglomerate.
The Skanska construction group saw its net profit rise by 16 percent to 463.6 million crowns in the Czech Republic and Slovakia two years ago. The company’s revenues increased by 1 percent to 7.99 billion crowns. Skanska is one of the largest construction and development companies in the Czech Republic.
