Seven dozen residential units, underground and above-ground public parking, a dozen new shops, services, and restaurants, thorough reconstruction of the city parterre, including furnishings and numerous green areas and trees, the creation of a dignified public space that the center of Čelákovice has so far lacked. This is just part of the consequences of a 220 million investment that the development company Harmonie Group is preparing in the gap on Čelákovice's 5. května square.
The project, named the Harmonie Multipurpose Building, is also an example of confident and highly above-standard contemporary architecture. The architects from the DOMY studio (for example, the Construction of the Year 2005 award for the Medical Faculty building in Hradec Králové) divided the mass into four objects, which reflect the development of Čelákovice through their shaping and dynamic configuration. According to Martin Klein, the CEO and proxy of Harmonie Group, a zoning decision could be issued in the spring so that construction could begin later this year. The completion of the complex with its internal public space – the market – is expected in the second half of 2007.
Harmonie Group won a transparent selection process for the investor two years ago for approximately 7,000 m2 on 5. května square. With the quality of their project and their compliance with all the competition's requirements, they surpassed another 27 competitors. Since then, they have been in close contact with representatives of Čelákovice, with members of the working group of the City Council, with the architect of the transformation of 5. května square, and with representatives of citizens. The current proposal, which followed nine other variants, is the result of this consensus.
The central element of the project is a seven-story corner vertical structure. "We created a slender element that we see as a mass counterbalance to the town hall, which it does not exceed, and a dominant visual point from Sedláčkova street. The square would be visually closed off by the tower," describes the project architect Jan Topinka from the DOMY studio. "We tried to somewhat overshadow the Albert hypermarket, which is oriented towards the square with its operational part. The mass of the building in the facade facing the square is further vertically divided, thereby visually slimmed down. This intention is also designed with perspectives along Rybářská street." The concept was consulted with the city architects and recommended by the City Development Committee.
The Harmonie Multipurpose Building will rise in close proximity to green areas – 5. května square and 17. listopadu Gardens. The architect and developer will utilize this constellation, and sophisticated and environmentally friendly approaches will be applied during construction. The architect proposes recyclable materials and those that have the smallest ecological footprint. All of this while meeting all the demands for a high standard of living.
