Investor applies for a building permit for residential buildings on Nová Cihelna in Pardubice

Pardubice – In the Nová Cihelna area in Pardubice, investors are planning to build hundreds to thousands of apartments. One of the developers aims to obtain building permission for the first 150 apartments by the end of this year, ČTK has learned. The area is likely to see significant development, with another investment being a planned multi-purpose hall for more than 22,000 people.


The company K2 Invest has around ten hectares available in Nová Cihelna, most of the land is either owned or has an option. In total, they plan to build around 1,200 apartments, with the preparations being the furthest advanced.

"During this year, we will submit an application for building permission for the first 150 apartments, and at the end of this year or the beginning of next year for another 260 apartments," said entrepreneur Milan Kušta from the company. According to him, another 400 apartments are in project preparation.

The location is close to a road that used to connect to Hradec Králové. According to Kušta, it has sufficient capacity and is well-connected by transport. Two-thirds of the apartments are expected to be 2+kk and 1+kk, with the remaining apartments being 3+kk and 4+kk.

"There is currently demand for apartments. What is important is the standards you offer for the apartments and whether they have reasonable financing options. We are trying to realize larger projects in the form of cooperative housing, which increases availability for young families who do not have to substantially prove income," said Kušta.

Another investor is Redstone Real Estate, which purchased 12.35 hectares. They plan to build housing that will be complemented by civic amenities, shops, and areas focused on an active lifestyle and places for relaxation.

"We would like to start working on the project preparation this year, initially in the form of an urban-architectural concept, followed by additional stages of project preparation," said Pavel Nádvorník, development director of the Redstone group.

The developer coordinates work with the investor who wants to build a multi-purpose hall in the area. The company MHAP, owned by entrepreneur Petr Dědek, is working on the remediation of the landfill and then plans to build a hall for more than 22,000 people. If they secure financing for the hall, which is expected to cost more than ten billion crowns, it will be built by 2029.

"Regarding the coordination of works, negotiations with MHAP are already underway concerning the relationship to the planned construction of the multi-purpose hall, particularly from the perspective of timing and substantive coordination of the individual intentions in the area," Nádvorník from the Redstone group stated.

Entrepreneur Kušta is not overly concerned about the billion-crown hall project. "We don't really care. The moment the hall is there, the area will be busy. And I assume that owners would rather rent out the apartments. In the opposite case, it will be quiet, which will also be attractive for people," Kušta believes.
