Prague - The ex-wife of billionaire Pavel Tykač, Daniela Kuchtová, is building giant vaults and luxurious weekend homes near the West Bohemian village of Ptyč. The investment, backed by the company Double Square Group, will exceed one billion crowns. The revised project, named Park Berne, was presented to journalists today by representatives of the developer and the real estate consulting company JLL.
    A special depositary with large safes similar to those found in the Czech National Bank is being constructed underground. The smallest safe deposit boxes measure 2.5 m², while the largest has an area exceeding 45 m². It can accommodate, for example, an art collection, a car, or up to 70 tons of gold in bars. The depositary will have backup sources of electricity and its own internal climate. It is designed to withstand the crash of a commercial aircraft, floods of up to 20 meters, or an eight-hour fire with temperatures exceeding 800 degrees Celsius. The surrounding area will be continuously protected by a security service consisting of former members of URNA, which will have a special balloon equipped with thermal imaging at its disposal, among other things.
    "For obvious reasons, we are targeting affluent clients from the upper ten thousand. Additionally, we want to reach out to foreign clients as well," stated Vítězslav Kus, the commercial director of Double Square Group. Public institutions or large corporations that wish to hide their sensitive data centers in the facility might also be interested. The rental price has not been disclosed; it will reportedly be calculated individually for each client.
    In the first phase, the company plans to launch 930 m² of secure spaces, which should be put into operation in the second half of 2016. "We expect that at the time of launch in 2016, the occupancy will be around 15%, which corresponds to approximately 140 m² of rented safe deposit boxes," noted Eduard Forejt from JLL.
    Above the vaults, 32 luxury residential buildings will be constructed in the future, of which the developer plans to complete eight in the first phase within two years. The largest house will have an area of 235 m², and all will be primarily designed as weekend residences. These homes will also be for wealthy clients, with the average price per square meter expected to be around 65,000 crowns.
    The complex, covering a total area of 16,900 m², also includes the agricultural estate Chateau Berne, a private hunting ground, a riding arena, and a heliport.
    The construction of the entire complex has so far cost 870 million crowns, and an additional two hundred million crowns is reportedly still needed.
    The project, located on the edge of the Kokořínsko Protected Landscape Area, has previously sparked controversy under its original name, Lighthouse Ptyč. Kuchtová initially collaborated with Kateřina Kuňová and Hana Přádová from the spiritual center Avenna to build an educational, cultural, and relaxation center on the site. After ending her cooperation with these partners, Kuchtová revised the project into its current form.
    The sole shareholder of the investor Double Square Group, with a share capital of 102 million crowns, is Double Square Limited, registered in Cyprus. The only member of the board is Daniela Kuchtová herself.
