Hradec Králové - The company CTP Invest has constructed a large commercial park building in Hradec Králové without a building permit and in violation of the issued zoning decision. After several prior unsuccessful calls from authorities to stop construction, the company today interrupted the building process. However, the city hall has already started proceedings for the removal of the building and intends to file a criminal complaint against the company for obstructing the execution of an official decision. CTK was informed of this today by the spokesperson of the city hall, Magdaléna Vlčková. The CTP group is one of the largest industrial developers in the Czech market.
The area consisting of two CTP halls has been under construction since last autumn near the main road from Hradec Králové to Ostrava. One of the halls is nearly completed, while the construction of the second is just beginning. Upon completion, the CTPark is expected to offer over 21,000 m² of leasable space according to original plans. The total area of the park is over five hectares. The investment value in CTPark is approximately 410 million crowns.
According to CTP's CEO Remon Vos, the company is trying to obtain all necessary permits. The company applied for a building permit last autumn. "We are closely cooperating with the authorities to obtain the missing building permit," Vos stated. He admitted that if the company does not obtain the permit, it will have to suspend work.
In the past months, the authorities issued the investor two calls and one order to stop construction, which the company did not respect, according to Vlčková. The company was also fined 250,000 crowns by the authorities, which it has paid. This morning, representatives of the city hall handed another call to representatives of CTP to cease construction work. "They signed the call, accepted it, and interrupted construction," Vlčková stated.
A significant tenant in the Hradec CTPark is to be Česká spořitelna. According to its spokesperson, the bank was previously unaware of the construction problems. "However, it is important for us that the hall is completed on time and has all the required permits so that it can be handed over properly approved. This is a condition for us to move in," said the bank's spokesperson Kristýna Havligerová to CTK.
The CTP group, owned by several Dutch entrepreneurs led by Remon Vos, operates a network of 36 logistics and industrial CTParks. Besides the Czech Republic, they are also located in Slovakia, Romania, and Poland. The total area reaches 2.3 million square meters. The group operated with an operating profit of 100 million euros (approximately 2.75 billion crowns) two years ago.
