Prague - A sixty-meter administrative building is set to rise in Prague's Vinohrady near the Želivského metro station. It will bear the name Crystal Prague, inspired by the shape of a crystal. One of the tenants of the building could potentially be the Prima television network. This was mentioned today at a press conference held by GES REAL, the company responsible for the project.
    The building will have 14 floors and is intended to serve as a counterbalance to the Stimb Palace, which used to be Strojimport, and the Don Giovanni hotel. Its position will also create a new small square in this part of Vinohradská Street. "We gave it the shape of a tower that tapers upward," said architect Radek Lampa from the architectural office ATELIER 15.
    The building has been designed in a way that ensures it does not block light from the surrounding block structures. The facade is organized in a checkerboard pattern, with arched pillars protruding outward. This way, the architects achieved the crystalline shape that gave the building its name.
    Currently, discussions are ongoing regarding potential tenants. Negotiations are in progress, for example, with Prima television, which is expected to lease 3,500 square meters in the building. Petr Babulík from GES REAL stated that negotiations with Prima are not yet concluded.
    According to the daily E15, which first reported on the possibility of a lease with the television network, Prima's current lease in Palmovka will end in 2013. It is noteworthy that both have the same owner with the developer of the project. GES Real, through GES Asset Holding and the Dutch company GES Group Holding, is owned by Prima's co-owner, entrepreneur Ivan Zach.
    The project will be built on a plot of 1,944 square meters and will offer 13,648 square meters of rentable space, of which 11,901 square meters is designated for office use. Construction is set to begin in the second half of this year and will take approximately 18 months.
    The building was designed by the architectural office ATELIER 15 under the leadership of Libor Hrdoušek and Radek Lampa. The rental price is expected to be between 16.5 to 17.5 euros per square meter.
    At the end of 2010, Prague had a total of 2.7 million square meters of modern office space. A total of 13.2 percent of these spaces were vacant at the end of last year.
