In Pilsen, the construction of 1,000 apartments will begin in Valš, and more projects are on the way

Plzeň - The Prague development company V Invest is likely to start building 1,000 apartments in residential and family houses in Plzeň on Valcha after the holidays. This is the largest prepared project in the city of 170,000 inhabitants. Two similar projects are also planned in Plzeň. The largest is to be the construction of a new district for up to 6,000 residents in Švabiny, located between Rokycanská street from Prague and Božkov. This was stated by the mayor's deputy Petr Rund in an interview.
    "V Invest is requesting a building permit. If they receive it, they can start construction in September," he added. No complications that would delay the issuance of the official approval are known. This is a billion-dollar project in a forest on a former tank polygon near the center of the Valcha district.
    The Residential Zone Valcha project is a unique concept of neighborhood living in green surroundings surrounded by forests, the company states on its website. It will offer apartment buildings ranging from 1+kk to 4+kk and also variants of houses from atrium, through terraced, to solitary.
    About double the number of people than on Valcha is expected to find housing in Švabiny, which are open meadows between Letná and Božkov. This is the largest construction in the last ten years in Plzeň. On 160 hectares, 6,000 people are to find housing in apartment and family houses within ten years. "In September, the council will approve a change to the zoning plan," Rund said.
    According to the director of the Department of Concept and City Development Irena Vostracká, this is one of the most interesting locations that provides a view of the entire city and, thanks to the sloping terrain, a diverse composition of apartments. "The area was stalled due to a lack of basic networks," she stated.
    A large project is being prepared by the Prague-based SPGroup. Regional real estate agents have been announcing for the second year that large developers from the metropolis, where it is increasingly difficult to find billion or hundred-million projects, will move to Plzeň and other larger cities such as Klatovy and Domažlice.
    Opposite the current panel complex Vinice in the north of the city, SPGroup plans to build up to 1,300 apartments, similar to the previous two projects on private land. "The residential area Chmelnická currently has a study that is going through the approval rounds at the town hall," Rund said. The first phase will mainly consist of four to fifteen-story buildings including shops, services, and cafes. All parking will be underground, for the first time in Plzeň. The billion-dollar project is set to begin construction no earlier than 2009.
    According to Vostracká, a large number of apartments will also be created in the Green Triangle in Bory and in the barracks in Slovany. The price of a new apartment in Plzeň ranges from CZK 25,000 to CZK 31,000/m2. The largest completed project is eight Malostranská houses in Slovany, where the Pardubice-based CZ Stavební Holding is building 260 apartments.
