Pardubice - The first phase of the giant housing estate New Cihelna is being prepared in Pardubice. The first phase will be more modest, with the developer planning to build 85 apartments. The urban study considers up to 2500 apartments. Jiří Vopršal, head of the construction department of the municipal office, said this to ČTK today. "The developer wants to start in the northern part of the area. Given the crisis, they are probably starting step by step. They are currently applying for a zoning decision, with a minimum processing time of three months," said Vopršal. The first phase is expected to provide housing in row houses, of which there should be 28, as well as in three apartment buildings, 19 atrium houses, and eight so-called barrier-free houses. These should be located by the road and will require several construction modifications to ensure comfortable living despite traffic noise. Atrium houses are low-rise with an enclosed yard accessed only from the house. The entire development will also include 208 parking spaces. The area is bordered to the north by an old road to Hradec Králové. To the northwest, it is surrounded by old family house developments, and the entire location stretches towards the restaurant u Josefa. Construction is expected to start near the road that used to be the main route to Hradec Králové. "Talk of building the housing estate has been ongoing since the 1980s, when panel buildings were supposed to rise there. To be honest, this is a more positive state of affairs," Vopršal said. The housing estate is planned to be built by the company Stavconsult Projekt, whose chairman is Vlastimil Janák. The companies in which he appears do not have websites. Jiří Srbek, the mayor of the Polabiny district, hopes that they will soon launch some and that people will be able to view the New Cihelna housing project, he told ČTK.
