In Maloměřice, fewer apartments and more family houses will be built

Brno - The construction company Kaláb has revised the project for a residential complex in the Brno district of Maloměřice. Originally, around 600 people were expected to live along the Svitava river by Parková and Kusákova streets. The new project anticipates nearly 500 residents, and most of the apartment buildings have been replaced with family homes, according to documents on the EIA Information Portal.

The company has faced significant opposition from local residents over the past two years. While the original plan included eight apartment buildings and nine family homes, it now only plans for two apartment buildings with 117 apartments and 66 family homes. The new project should thus better address the concerns of the locals.

The area currently consists of unmanaged greenery and is part of a floodplain. Planned flood protection measures are to be integrated later into the city's unified flood protection system. The currently planned measures will not worsen the drainage conditions in other sections of the river compared to the previous proposal.

The investor plans to start construction next year if it succeeds in obtaining a zoning decision and building permit. The residential complex is to be gradually built by 2025. There will be 300 parking spaces for the apartments and family homes, partly outdoors and partly located within the buildings. A small park is to be created in the middle of the complex, and landscaping is planned, while the existing greenery will be cut down.

Near the planned construction, another development project has been under development for several months, located in a brownfield near Obřanská and Olší streets. The company Stavos has begun construction of 23 family homes in the first of four phases. In the subsequent phases, one multifunctional building, five apartment buildings, and six family homes are to be built by 2022. The project also includes the construction of new streets, which will extend Franzova and Vřesová streets. Eventually, around 500 people are expected to live here as well.
