Ostrava - In the foothill municipality of Čeladná in the Frýdek-Místek region, which has become a popular tourist center and a sought-after residential area in recent years, new residential construction is resuming after five years. A private investment and development group plans to build more than 300 new apartments in the municipality over the next eight to nine years, as well as a water park costing hundreds of millions of crowns, project manager Jakub Bernady told reporters today. The first apartment building is already under construction and could be completed by the turn of the year. The Park Residence is being built in the town center near the square, and its construction will cost about 40 million crowns. It will offer 18 apartments ranging from 35 to 100 square meters at an average price of 35,500 crowns per square meter. "Currently, we have sold four apartments and are in negotiations with other interested parties. We expect to sell half of the apartments by the end of construction and the remaining nine within 12 months after the completion of the construction," Bernady stated. The construction could then be followed by the development of Residence Žárovec, which will include 24 apartments and commercial spaces. The construction costs will be around 70 million crowns. Another 270 apartments are expected to be built on an area of about five hectares near the town center, where the development group owns land. Along with the construction of the first apartments in this area, the building of the water park is also planned. According to Bernady, this is essentially the last residential development in the municipality. "The new zoning plan for Čeladná no longer allows for the construction of apartments throughout the municipality and is limited to the construction of family homes," Bernady said. The development of the municipality began more than 15 years ago when Čeladná built about 150 apartments while constructing a new square, followed by further private investment in residential construction. The last new apartments were completed in 2010, as subsequent plans from investors were slowed down by the crisis. According to Bernady, the population of Čeladná has increased by more than 20 percent since 2000 to the current approximately 2,500.
