Brno - Along the bypass road to Vienna in the southern part of Brno, more offices will be built. Investors will expand the administrative centers Brno Business Park and Vienna Point. A total of 21,000 square meters along Vienna Street will be constructed this year and then in mid-2008, according to ČTK. Investments in both projects will exceed 550 million crowns, the same amount companies invested in the first phases.

The location is one of the most attractive and expensive in Brno, noted real estate agent Petra Weinbergerová. Vienna Street is one of the longest streets in Brno. It runs almost from the center to the edge of Brno and intersects the D1 highway at different levels. The first part is typical urban development, followed by company headquarters, shopping centers, and the complexes Brno Business Park and Vienna Point.
Until now, both areas offered over 20,000 square meters of space, a smaller portion of which is still available. However, next to two buildings of Brno Business Park, two more are already being built, and the second part of Vienna Point will begin construction in the middle of the year. "Tenants require spaces around 1,000 square meters, often with the possibility of subsequent expansion. We cannot offer that in the two completed buildings," stated Tamara Badálková from Lordship Estates, which operates Brno Business Park.
In the last two years, several tens of thousands of square meters of office space have been created in Brno. According to experts, the supply will gradually exceed the demand. Dalimil Ospalý from the development company Cargo Leasing confirmed that the company is aware of the significant competition of projects. "Therefore, it is necessary to look for gaps in the market," he stated.
The Vienna Point project also includes production and storage spaces. Cargo utilized the old halls of the company Chemont, which previously had its headquarters in the area. However, only half of the four hectares is currently occupied. "We will decide on the use of additional areas only after the completion of the planned offices," Ospalý added. The company is already negotiating with a potential main tenant for the upcoming phase.
