Sušice (Klatovsko) - Sušice has begun preparing a larger part of the nine-hectare area of the former barracks Pod Kalichem for housing. This is a very attractive plot on the outskirts of the city towards Kašperské Hory, where up to a hundred houses and apartments are expected to be built. The town hall will gradually clear the area and plans to demolish the old buildings this year. Two other larger residential projects are being prepared in Sušice by private investors. Petr Mottl (ODS), the mayor of the town with 11,500 residents, told ČTK.
"We are submitting an application to the Ministry of Local Development for funds for the demolition of the two largest old buildings," he added. The town has not yet said whether it will prepare the plots for sale itself or sell the entire area to a private developer. They are not rushing with the decision because private investors are currently preparing two projects for building houses and apartments.
In the upper quarter of the area, there are garages that have been rented by local entrepreneurs for several years. "The zoning plan will address the area for housing and services, and part of the garages may remain there," Mottl said.
According to Deputy Mayor Věra Marešová (ind.), there is a demand for vacant plots for family houses in Sušice; the Okrouhlá location is already filled. "It is precisely in the barracks area that I see the capacity," she added. Although the city's zoning plan includes several areas designated for family houses, all are actually owned by multiple private owners. "Apart from Okrouhlá, there has not yet been anyone who would prepare and sell the area," she noted.
Two more projects are being prepared in the city by developers on private land. The first, being developed by the Plzeň company SP Máchova Develop, is on the site of the former district construction company opposite the estate, where about 90 apartments are to be built. The investor has permission for the renovation of the administrative building into apartments, and the development study for the rest of the area has been completed, where terraced and family houses are to be built after demolitions.
The second smaller location, which could be prepared sooner, is behind the gas station on Volšovská Street. It is a vacant private plot between two inhabited areas that the town wants to finalize. "There will be two rows, about 30 terraced houses will be built there," Marešová said. A local real estate firm is currently preparing the documentation for the zoning decision.
