Prague - Prague 3 will conclude a so-called planning contract with the Prague City Hall and the company Central Group regarding the construction on the site of the former Central Telecommunication Building on Olšanská Street. Its wording was approved by the council of the third city district. This was communicated today by his PR manager Petr Vurbs on behalf of the deputy mayor of Prague 3, Pavel Dobeš (STAN). The contract includes a contribution from the developer to the municipalities amounting to approximately 271 million crowns, with 68 million in cash and the remainder in the form of a kindergarten or park.
The contract pertains to the project named Centrum Nový Žižkov at the site of the already demolished telecommunication building with a prominent tower formerly nicknamed Telecom, CETIN or Mordor. The developer plans to construct around one thousand apartments, with the centerpiece of the project by architect Eva Jiřičná being a tower with a wavy façade. According to the original design resulting from a competition, there were to be three towers, but after criticism, the company had the design modified to retain only one.
Prague requires through so-called contributions from developers a certain amount per square meter of gross floor area of planned projects, with the main leverage being the necessity of a change in the zoning plan. This is also necessary in the case of the project related to the current contract. Contributions are based on a methodology whose preparation began in the previous electoral term, and make use of the institute of so-called planning contracts introduced by the new building law.
According to Vurbs, the contract includes not only a cash contribution but also the construction of a five-class kindergarten for 125 students and a linear park. The agreement will still be voted on by Prague city councilors and subsequently by the councils of Prague 3 and the capital city. Councillors at the City Hall will simultaneously approve the related change to the zoning plan.
"Given that the planning contract has already received full support from the Urban Development Committee in both the city district and the capital, I believe in a relatively quick process. This could be successfully concluded as early as autumn of this year," stated Dobeš. "This is an absolutely exceptional project with the extraordinary architecture of Eva Jiřičná and her studio AI DESIGN, which will not only provide much-needed apartments but also spaces for shops, services, restaurants, and cafés, a park, and a new square," added the head of Central Group, Dušan Kunovský.
This is another of the contracts that municipalities have concluded regarding construction in this area. Previous ones related to the area of the former Žižkov freight station, where Central Group, Sekyra Group, Penta, and MY Park are building or planning to build.
