Plzeň - Construction of the residential district Nová Valcha has started in Plzeň, which is expected to be the largest housing area since the establishment of the Sylván housing estate. The investor, Prague-based V Invest, has begun construction of the first 50 apartments, with a total of up to 480 planned. The first phase is being built by the Plzeň construction company Berger Bohemia, said Michaela Džupinová, director of the Plzeň real estate agency Pubec, which offers the apartments.
     The investor has committed to the city to build infrastructure, which will extend the first phase to two years, while subsequent phases will be faster. "We are very happy with the project, which is architecturally very beautiful. It has become clear that as soon as the investor started building, especially with a local company, the interest in the apartments has significantly increased," Džupinová stated. Currently, references for the developer, contractor, and seller, that is, the real estate agency, are very important. They already have clients for half of the 50 apartments being built.
     The construction of the first phase was supposed to start a year ago. However, the investor was unable to "pre-sell" 30 percent of the apartments, selling only just under 20 percent, and thus the bank did not provide a loan. According to Džupinová, however, most clients have held on and will wait for the apartments. "The investor took the risk by starting to build from their own funds and will then finance the project with a loan," she stated. Additionally, the apartments have been modified, and the project "significantly aligns with what the clientele actually wants." The real estate agency advised V Invest not to build 100 or more apartments at once, as originally planned. "The phase is shorter, allowing people to live there sooner. And if a smooth construction process is ensured, then why not divide it further," she added.
     According to the director of the city concept and development department, Irena Vostracká, it is one of the most interesting locations in Plzeň. It is located in the southern part of the city near the České údolí reservoir and will have the largest share of greenery in Plzeň so far.
     Atriums, apartment buildings, and two-story solitary houses can be purchased for 3.2 million crowns. The area of 30 hectares is planned to have 18 hectares built up, with the remainder being greenery. A kindergarten, a senior residence, and a bike path will be created in the zone. The city wants to connect it with the industrial zone Borská pole via a new road. Nová Valcha is not to be an isolated satellite town but will be connected to the houses of "old" Valcha.
     V Invest has sold over 1,000 apartments in the last 20 years. A similar project with 160 apartments was completed the year before last in Uhříněves.
