Ostrava – The city councilors of Ostrava decided at today's meeting on the sale of a complex of properties known as Rezidence Stodolní, which adjoins the historic building of the former slaughterhouse, whose reconstruction is now nearing completion. The properties will be acquired for at least 25 million crowns excluding VAT by the company Linkcity Czech Republic. They plan to build a multifunctional building with apartments, parking, and commercial spaces, and it will also include gardens and other gathering places for people. This was stated to the journalists by Deputy Mayor Zuzana Bajgarová.
"The submitted proposal fits into the gradually fulfilled intention of the city for a comprehensive renewal of the area and the creation of its new modern part, which will offer appropriate quality for residents and visitors. The company Linkcity Czech Republic presented a very attractive plan for new construction from the award-winning studio Bogle Architects. I also appreciate that we quickly and efficiently negotiated the terms of the contract, making it possible to immediately start preparing the project," said Mayor Tomáš Macura (YES).
The new complex will offer at least 7,000 square meters of residential space and at least 1,200 square meters of commercial space, which can be used for purposes such as offices, a pharmacy, a café, or shops. The city will now conclude a preliminary contract with the company, which includes a preemptive right and a prohibition on disposal, containing the specific conditions of the project, including sanctions agreements or options for withdrawal from the contract. The actual construction could start in 2024 and the complex could be completed two years later.
"The principle we are now working with is that the city decides on the sale of the land and concludes a so-called future purchase contract, which is valid until the building permit is obtained. Once the building permit is obtained, the transfer of properties will take place and the actual purchase contract will be concluded," said Bajgarová. She added that according to the agreement with the company, a so-called review will take place by mid-July, during which the feasibility of the entire project will be verified. The purchase price will be specified further, depending on the expert opinion at the time of the sale.
The area known as Rezidence Stodolní is located in the city center between Porážková, Stodolní, and Masná streets. Part of the prepared project for the transformation of the area also includes solutions for the public space between the slaughterhouse building and Rezidence Stodolní. These are plots of land that were not subject to sale but are directly related to the construction. The space is intended to serve as a pedestrian zone in the future. "This public space represents, on one hand, an essential entrance area to the commercial and residential parts of the building, and on the other hand, is part of the surroundings of the slaughterhouse, i.e., the future Plato Gallery, and as such must respect various functions. In light of the context, we agreed with the company Linkcity that they would prepare and implement this area, while the city would participate in the preparation and investment up to 70 percent and a maximum of 15 million crowns," stated Bajgarová.
Linkcity Czech Republic is an international development brand of the Bouygues Group and operates in the Czech Republic as part of the construction group VCES. The company focuses, for example, on the revitalization of urban brownfields. Current projects include the transformation of the former Tesla complex in Pardubice into a new residential district.
