Ostrava - The development company Linkcity Czech Republic plans to start construction of the mixed-use building Residence Stodolní in the center of Ostrava this year. It will replace a complex of unused buildings located next to the historic building of the former slaughterhouse and near a well-known entertainment area. The construction is expected to begin at the end of this year, with completion planned two years later. Linkcity announced this to ČTK today. The investment costs for the construction are estimated at around 650 million crowns excluding VAT.
The area known as Residence Stodolní is located between Porážková, Stodolní, and Masná streets and covers an area of 3,747 square meters. The city decided two years ago on the sale of the complex of buildings in poor condition built in 1927 and 1928, and the investor emerged from a bidding process. The construction will be based on a design from the renowned studio Bogle Architects inspired by Great Britain.
The energy-efficient Residence Stodolní building, featuring photovoltaics on the roof, will have 131 apartments on five above-ground floors, ranging in size from 1+kk to 4+kk, as well as spaces for shops and services. Two community gardens will also be created there. The basement will feature a garage with 132 parking spaces and spacious storage rooms.
"The development of brownfields is one of the most challenging disciplines in the construction industry, but at the same time, it is our specialization. With utmost respect for the genius loci of the place and the surrounding buildings, we contribute to the revitalization of former industrial sites, thereby enhancing the quality of life for local residents. I believe that Residence Stodolní will help change the face of the historical core of Ostrava and provide the impulse for it to become a sought-after location for everyone," stated Linkcity's CEO Kristýna Zavrtálková.
On the ground floor of the building, there will be six retail units with a total leasable area of 1,560 square meters. "Among the future tenants will be a supermarket, but the investor's goal is also to attract operators of a bakery, café, or pharmacy," the company stated.
The apartments, which began to be offered last Christmas, are reportedly selling quickly. More than 50 of the 131 apartments have already been reserved.
The project also includes a solution for the public space between Residence Stodolní and the historic slaughterhouse building, which has housed the contemporary art gallery Plato since 2022. A pedestrian zone with greenery and resting places will be created there, which will be a joint investment from the city and the developer.
Linkcity Czech Republic is a member of the construction group VCES and the international development network Linkcity, which belongs to the Bouygues group.
