New developer in Litomyšl has revived the apartment building project on Havlíčkova street

Litomyšl - A residential building will eventually be built on Havlíčkova Street in Litomyšl in the Svitavy region. The first investor did not complete the project in the past, and the plots of land remained in a neglected state for a long time. The next developer, who bought the plots along with the project, has already laid the foundations. The mayor Daniel Brýdl (Generation 89) told reporters today.

"After years of negotiations with the original owner, the development company CZ Stavební Holding eventually purchased the land along with the original project at the end of 2024. They have successfully completed the construction of residential buildings near the hospital in Litomyšl," said the mayor.

The original owner excavated the slope to build the house but did not complete the project. The city of Litomyšl wants the new owner to secure the slope. There are family houses below it, and it must be done by the end of the year, said Brýdl.

"In September, we started securing the slope towards F. Vogner Street as agreed with the city. The construction of the residential building itself should begin by the end of the year. We expect that the construction could be completed in the second half of 2027. The new apartments that will be created here should appear in our offer at the end of this year," said Zdeněk Quarda, a representative of CZ Stavební Holding.

According to Brýdl, a well-drafted contract with the developer is essential. "We always end up negotiating quite a bit before the project starts; architect (Zdeňka) Vydrová usually has comments, and it hasn't always been pleasant negotiations. Everyone has different goals, but once we agree, it holds," said Brýdl.

A three-story building will be constructed on the plot, featuring apartments, garages on the ground floor, and commercial spaces. These will be located on the ground floor facing Havlíčkova Street, alongside the entrance to the garages with 61 covered parking spaces. The remaining two floors will be accessible and will contain 58 apartments. Most of the apartments will have a balcony, loggia, or terrace.
