Prague - The Russian investor Nodom CZ intends to start constructing four thirteen-story residential buildings in Prague's Chodovec as early as next year. The new buildings are set to directly connect to the existing panel houses, as they will be built on their side walls. The investor has now requested an assessment of the environmental impact of the project titled Residential Complex Nodom (EIA), as reported by ČTK. Locals have been fighting the plan for a long time. The company plans to build a total of 189 apartments, 13 non-residential premises, and 211 parking spaces, partially hidden in underground areas, between Milínská and Klapálkova streets in Prague 11 in three phases. On the roof of the parking house, they promise to build a children's playground and relaxation areas. Nodom CZ wants to begin construction of the first building next year, with the completion of the entire project planned for 2020. Residents of the surrounding buildings have been intensively fighting against the construction for several years. The plan has been rejected multiple times by the Prague 11 district. However, the municipality is just one of the participants in the proceedings, and its opinion is not decisive. The investor, however, has not given up and is reportedly intensifying pressure on the locals. "It could be briefly summarized: allow us new construction, and we will transfer to you or the municipality the other, unusable land around the buildings, sidewalks, and roads. If you do not agree, we will impose the construction anyway, and we will charge you for our land where you are currently parking. Of course, we will also not transfer anything into your ownership, and you will only have access to your homes through our land," wrote the current councilor Tibor Kováč from ANO before last year's municipal elections. The existence of the offer was also confirmed by unsuccessful candidate for the local council, Radka Soukupová from STAN. "The investor came to the meeting, which was facilitated by members of the spatial development committee, with the offer: In exchange for consent to the construction, they will donate the land under their houses and parking spaces to the owners’ associations for free. They are also willing to donate the existing 'public' roads: sidewalks, street, to the municipality. The representative of the investors, Borodin Muzaev, stated that such a 'bad peace' is better for the existing residents than a 'good war,'" wrote Soukupová on the party's website. The company has not commented on its plans in Chodovec or the local opposition.
