Ostrava - The company Linkcity Czech Republic will begin demolishing a neglected building complex at the intersection of Masná, Stodolní, and Porážková streets in the center of Ostrava in the coming weeks. In its place, a mixed-use building named Residence Stodolní will be constructed by autumn 2027, featuring 131 apartments. The construction will cost approximately half a billion crowns. This was announced today by the CEO and board member of Linkcity, Kristýna Zavrtálková, and the chairman of the board, Zdeněk Pokorný.
Today, they signed a purchase agreement with city representatives for the sale of the land for approximately 25 million crowns, which was approved by Ostrava city councilors on Wednesday. Councilors decided to sell the properties more than three years ago. Since then, the company has followed the agreed terms and obtained a building permit.
The Deputy Mayor Jiří Vávra (ANO) stated that nothing prevents the start of construction. "The architectural solution of the planned building has the potential to significantly enhance the entire location," he said. The investor emerged from a selection process, and the building will be created according to an architectural concept from the renowned studio Bogle Architects, inspired by Great Britain.
"We will be taking over the construction site from the city. Demolition work is expected to begin in July and will last approximately two months, followed by immediate start of construction," Zavrtálková said.
The energy-efficient building Residence Stodolní will feature photovoltaics on the roof and will have 131 apartments ranging in size from 1+kk to 4+kk across five above-ground floors. Two community gardens will also be established. The basement will contain a garage and storage units, and there will be six shops on the ground floor.
The complex of unused buildings is located near the famous Stodolní street and in the vicinity of the historic building of the former slaughterhouse, which was transformed into Gallery Plato following renovation. The buildings, constructed in 1927 and 1928, are in poor condition, and the area spans 3,747 square meters.
Only the building at the corner of Stodolní and Porážková streets will remain standing, as it has a different owner. A pedestrian zone with greenery and resting places will be created between Residence Stodolní and Gallery Plato.
"The preparation took some time, but I would mainly like to highlight the company Linkcity, as it is one of the first larger players willing to invest money in Ostrava. We want to fill the empty lots in the center long-term; we want to densify the city inward," said Mayor Jan Dohnal (ODS).
Zavrtálková stated that more than 90 percent of the apartments in the planned building are already sold. According to the mayor, there has not been a sufficient offer of new housing in the city. "The situation is changing a bit. We see from the sales of this specific project that there is interest. The market can certainly handle more projects, so I believe this will not be the last one. When we talk specifically about the Residence Stodolní project, a huge added value lies in the fact that it will lead to the revitalization of this part of the city," Dohnal said.
He mentioned that a pedestrian zone should be established on part of Stodolní street, in the section between Nádražní and Poděbradová streets. "We want to remove cars from there. We want to support and kickstart it a bit. I’m not saying we will return it to where it was; that is probably not possible, but we definitely want to urbanize it a bit more. Right now, the approval processes are taking place so that there will be restrictions on car traffic. The project has already been approved, both at the city and district levels; now it's up to the administrative bodies," the mayor said. He added that the change could happen as early as this summer.
Linkcity Czech Republic is a member of the construction conglomerate VCES and the international development network Linkcity, which belongs to the Bouygues group. Linkcity focuses on designing, building, and financing real estate in six countries in Western and Central Europe, including the Czech Republic and Slovakia.
