Prague – While during the coronavirus pandemic people bought cottages and vacation homes almost regardless of their condition or location, last year they were more interested in more expensive, well-equipped recreational properties in popular locations. The cheapest cottage sold in 2025 was a garden house for 120,000 crowns, while the most expensive was a mountain residence for 32 million crowns. The sale of recreational properties slightly decreased last year compared to the previous year, and their average price rose slightly.


Buyers' interest focused on cottages suitable for year-round use, with good accessibility and higher standards. This trend was reflected in the composition of the sold properties and the resulting average price on the market. Generally, according to the analysis, the most sought-after areas remained the vicinity of the Beskydy, Jizera Mountains, and Krkonoš, as well as areas near large cities. Interest in cottages and vacation homes is also growing in the Křivoklát, Kokořín, Slapy, around Frýdek-Místek, but also along the Sázava River and in rural locations near Brno. The combination of attractive nature and good transport accessibility remains the most important factor.

A total of 2,600 recreational properties were sold last year, representing a two percent decrease year-on-year. Their average price rose by one percent year-on-year to 2.9 million CZK. In the Central Bohemian Region, every fourth cottage was sold on average. The total volume of sold cottages and vacation homes there reached almost a third of the total volume for the entire Czech Republic. The number of sales in 2025 in this region slightly decreased, while the average price increased by more than ten percent to 3.6 million crowns.

The number of sales also significantly decreased last year in the Plzeň Region, but there too the price increased by a tenth, and the average recreational properties were sold for 2.5 million crowns. Fewer were sold also in the South Bohemian Region, but the average price remained at 2.8 million crowns.

On the contrary, there was greater interest in cottages and vacation homes in the Ústí Region, where the price remained unchanged year-on-year at an average of 2.5 million crowns. Demand also significantly increased around Brno. In this region, the average price dropped the most in the entire Czech Republic, from 4.5 million CZK in 2024 to three million in 2025.

The cheapest cottage sold last year was a small garden house in Vysočina intended for renovation and with a small plot. The most expensive recreational property sold was a newly built mountain cottage with a wellness center in the Krkonoš. It has over 200 m² of usable area and a plot size of 2000 m².
