Brno will consider exchanging the marketplace for properties obstructing the construction of the stadium

Brno - Brno will have five buildings in the city center evaluated, after which it will consider swapping them for properties that obstruct the construction of a new football stadium in the location behind Lužánky. Among these is, for example, the covered market on Zelný trh, which was renovated last year, or the House of Lords from Kunštát. This was announced to journalists today by Mayor's Deputy Richard Mrázek (ANO). The garages and tennis hall are owned by businessman Libor Procházka, with whom the city has been trying to reach an agreement for some time. Brno has already lost a lawsuit regarding the use of Procházka's properties as a parking lot or thoroughfare and must pay him millions. Another lawsuit looms over the city. The value of the exchange is approximately a quarter of a billion.


The stadium, costing two billion, is to be built in the place where the old stadium is located. Zbrojovka, which won a title there in the past, left at the beginning of the millennium, and since then it has been deteriorating. The new stadium is expected to have 30,000 seats.

Brno recently considered swapping several apartment buildings in the center, but residents of those buildings and part of the coalition opposed it. The councilors then stood against the swap.

Therefore, the city leadership selected another five properties that will be appraised. "These are properties on which there was agreement within the coalition," said Mayor Petr Vokřál (ANO). This concerns the covered market, which opened last year after a renovation costing nearly 80 million, but also the House of Lords from Kunštát, one of the city hall buildings in Dominikánské náměstí, and properties on Starobrněnská street and Špilberk street. The evaluations of the properties should be completed in February.

According to Mrázek, the city company Brněnské komunikace will also submit this week a prepared application for zoning approval for the modernization of the football stadium and the necessary parking lot on Sportovní street.

Brno has been dealing with the dispute with Procházka for over 10 years. If no agreement is reached, the city will have to pay 16 million annually. Although the properties are located on city land, Brno has already lost a lawsuit against Procházka for the use of some thoroughfares or the roof of underground garages, which serves as a parking lot. Another lawsuit for 38 million as compensation for damages from previous years is looming.
