Prague – While about ten years ago young couples would look for a new, larger place to live together in an advanced stage of their relationship, nowadays it's more common for one to move into the apartment of the other. Of those who do not own property, about 21 percent plan to move together into a larger apartment. Among the partners, 42 percent prefer to move in with the one who has a more suitable apartment for shared living. This is based on an analysis by the real estate platform Bezrealitky.cz, which is available to ČTK.


Ten years ago, young couples usually moved in together after an average of eight months of dating. According to the head of Bezrealitky, Hendrik Meyer, the time it takes for young couples to consider shared living as a definitive solution is currently extending. "They most often focus on the idea that if the relationship lasts, they will buy their own property in the future. Until then, they have no problem viewing rent as more of a temporary solution and adjusting their space requirements accordingly," said Meyer.

According to the analysis, about 13 percent of couples choose to move together into a larger apartment, but in a cheaper location than they were used to. About one in ten couples have no problem exchanging a larger space for a daily commute. Approximately four percent choose to live in a sublet with another couple.

An increasing number of prospective tenants from Prague are looking for housing outside the city's borders in Central Bohemian towns, where rents are generally lower. They often do this with the hope that it will not be necessary to commute daily to the city center and that if the couple settles down, they will eventually acquire their own property. "Demand is again starting to return, for example, for complete floors of two-generational houses that offer appropriate comfort at a good price,” added Meyer.

According to Bezrealitky, another problematic situation is when couples with a mortgage on their own apartment want to collectively acquire larger housing. Banks are likely to deny a loan to a couple already burdened with one or even two mortgages.

According to the latest data from Bezrealitky, rents rose by an average of one percent quarter-on-quarter at the end of last year to 374 CZK per month. In Prague, one square meter was rented for 448 CZK, also one percent more than in the third quarter. The largest quarter-on-quarter increase was recorded in Hradec Králové and its surroundings, where prices rose by seven percent. Conversely, the largest five percent decrease was recorded in Jihlava and its surroundings.

In year-on-year comparisons, the selling prices of older apartments, family houses, and rents rose by more than a tenth. The average price of older apartments was 118,486 CZK per square meter in the fourth quarter of last year. In family houses, one square meter was sold for 66,047 CZK.
