Prague – The price per square meter in older smaller and medium-sized apartments increased year-on-year last year more than in large apartments. Apartments ranging from 16 to 80 m² increased by 18 percent, while larger apartments up to 150 m² increased by 12 percent. This is according to an analysis from a real estate portal that has been made available to ČTK.


Those who bought a smaller, well-designed apartment in good condition and location at the beginning of last year earned more. They could currently sell it for significantly more than those who invested in a larger residential unit.

In 2025, apartments in the Czech Republic up to 30 m² were offered on average for 131,909 CZK per m². For apartments from 31 to 50 m², the average was 104,371 CZK, and for apartments from 51 to 80 m², it was 81,015 CZK.

Apartments sized between 81 and 101 m² were sold for 86,301 CZK per m², and those from 101 to 150 m² for 96,949 CZK per area unit. "Compared to the price per square meter of the smallest apartments, this is a significant difference of almost 35,000 CZK," stated Štěpán Matějka, data analyst.

Even greater differences in prices per square meter were seen in older apartments in Prague, where housing is traditionally the most expensive in the country. Buyers paid 194,624 CZK for an area unit in an apartment up to 30 square meters, while for the same unit from 101 square meters and more, they paid 151,986 CZK. The difference was nearly 43,000 CZK.

However, this does not mean that buying larger apartments does not make sense from an investment perspective. According to Kontriš, investors in Prague might sometimes be attracted to split a larger apartment into two units or to rent out individual rooms. Owners can also often target stable tenants from families with children who go to school in the area and do not want to change their housing for that reason.

According to the latest data, last year older apartments in the Czech Republic increased in price year-on-year by an average of 17 percent to 82,091 CZK per square meter. Rents for apartments increased by eight percent, and subleases of individual rooms increased by ten percent. The increase in the price of older apartments in Prague was somewhat lower than the national average, with the average price rising by 14 percent to 142,592 CZK per square meter. Rents in the capital increased by seven percent. While the average in the whole of the Czech Republic was 272 CZK per square meter, in Prague, the average rate was 400 CZK.
