PRAGUE - The proposed rent law has sparked mixed reactions in the Chamber. Minister for Regional Development Radko Martínek (CSSD) is satisfied with its form and claims that it will benefit both tenants and homeowners. However, the Communists believe that the legislation is too harsh on tenants. The Civic Democrats are also not entirely satisfied with the approved wording. The bill is now moving to the Senate, where it may still undergo changes before returning to the Chamber. The ODS has the strongest position in the upper chamber, and today it did not manage to push its ideas through. The Chamber did not approve the proposal by MP Zdeňka Horníková (ODS), who wanted landlords to have the option to terminate a lease without giving a reason, with a two-year notice period starting after the transitional phase in January 2011. Currently, landlords criticize the difficulty of terminating a rental agreement. According to Martínek, the law improves the situation for landlords in this regard. In cases where a tenant, for example, does not pay rent or has multiple apartments, the resolution will be expedited. "All of this is a reason for termination to be able to happen essentially immediately," Martínek told ČTK, adding that tenants have the opportunity to ask the court to review the reasons.
