It really couldn't be endured any longer. Eight years of practice and no realization. We were in a state of depression about it. All our clients either failed to get loans or went bankrupt. And all the projects ended up in a drawer.

Then came Technoart. It looked very promising. A thriving construction company was looking for investment opportunities and a place to build its headquarters. It bought the historic building of the Metropol Hotel on Dornychu with adjacent land, and we started working on the projects. However, it soon became apparent that the land for the planned investment was too small, so we had to utilize the rooftop space of the Metropol. However, even that was not enough, and we reluctantly began preparations for the building's demolition. It was not easy at all; we really liked the hotel building, so we comforted ourselves with the illusion of progress and the possibility of realizing a new extensive administrative and sports complex. Moreover, we had to prove that the historic building with its beautiful arches on the ground floor was not a subject of interest for heritage conservation. We managed to prove that the building was not on the list of protected properties and that the boundary of the Protective Zone of the urban conservation area was plotted in violation of the government declaration of urban conservation areas, and thus, in reality, it was on the backside of Dornychu. After obtaining the consent of the heritage conservators, we processed the plans for the demolition of the building and subsequently obtained permission for the demolition from the building authority. The building permit for the new complex was also issued. Construction began.

Meanwhile, the investor launched extensive activities in Kazakhstan. It was very difficult to reach someone from the company's management, as they were constantly flying to all possible countries for all possible reasons. Then Technoart went bankrupt. We never saw anyone from the management again, and the demolition of the Metropol Hotel had to be completed by the bankruptcy trustee as ordered by the building authority since the building had been missing its roof for an extended period, and its collapse was imminent.

Our depression deepened shortly after. Nine years of practice and no realization. Just the demolition of an accidentally unprotected historic building.
