Pardubice – The transformation of the Pardubice coffee plant area into a residential quarter will be gradual. An agreement recently concluded by the city with the investor aims to ensure that alongside the new construction, the necessary infrastructure and quality public spaces are also created. The agreement includes, for example, the investor's share in the construction of parking spaces or a new intersection on Jana Palacha Street. Jan Nadrchal (ANO), the mayor, told ČTK.
"It's really not about suddenly everything being built en masse and everyone going crazy about it. Not at all," the mayor said. According to him, the investor will gradually develop the area over the next ten to fifteen, possibly twenty years, depending on how well the sale of apartments goes.
The investor's agreement with the city specifically addresses traffic connections. A full-fledged intersection is to be created on Jana Palacha Street, which will replace the current entrance to the coffee plant area. "The location is, of course, very complicated in terms of traffic, because it is on one side of Jana Palacha Street and on the other side of S. K. Neumann Street. It is located at both underpasses, which may cause some complications in the future. However, there is to be a new connection from Jana Palacha Street," Nadrchal stated.
According to the agreement, the investor committed to contributing 58.6 million crowns to public infrastructure. Thus, the city believes the agreement should not only address the construction itself but also how the surroundings of the new buildings will gradually look and operate. In the new residential quarter, 642 apartments, 99 studios, and 26 commercial units are to be developed in six phases. The total gross floor area will exceed 66,000 square meters.
IMOS Development, in addition to the coffee plant area in Pardubice, also owns other development areas nearby. These include the former Mototechny and the extensive former military complex near S. K. Neumann Street, where they also plan residential construction.
