Brno - A total of 126 garages must make way for planned future construction in the Brno area of Žlutý kopec. The properties on Trýbova Street are located on city-owned land, and their continued existence is in violation of the zoning plan. The city plans to propose buying the garages from their owners at a price determined by an expert valuation. It currently estimates the costs at approximately 15 million crowns, which amounts to 119,000 crowns for each garage. "There were around 46 garages on Rybková Street, and in most cases, everything went smoothly. We took them over and are preparing for demolition," Oliva stated. For a few structures, the city either could not locate the owners, or some owners did not accept this. "One person is actively resisting," said the councilor.
A similar development is expected in Trýbova Street. "We can assume that some owners have moved away and will be difficult to trace. However, regarding disagreement, I think the case law is clear. Even if some people go to a lawyer, they will probably be dissuaded from proceeding to court, because by law we wouldn't have to offer anything. However, it is quite a harsh approach, so we opted for a conciliatory route," Oliva added.
The city will offer a tangible value for garages that were often built during communism, with the specific amount derived from the expert valuation. The estimated amount to be spent on buying all the garages is approximately 15,000,000 crowns including tax. "We will offer a real value. Not the market price, which is even 500,000 or 600,000 crowns. That is a price bubble and a nonsensical investment for the city," the councilor added.
What exactly will be built in the area is not yet clear. From the material for the councilors, who approved the property settlement last week, it is suggested that a private developer wants to construct apartment buildings there. Additionally, there are plans for a residential building intended for social care, which is being financially backed by the city.
The councilors also acknowledged the preparation of a similar form of settlement for more than 130 other garages. The majority are located in the area of the former brickworks in Řečkovice, where the process will be overseen by the city district.
