Zlín - Zlín city council today approved the sale of apartments in the cultural monument II. Morýs House. About 70 tenants of the building requested the sale; the property has a total of 102 apartments. Some council members disagreed with the decision, with six out of thirty-one not supporting the proposal.
"I would be interested to know what will happen with the non-residential spaces currently used by the IZAP association for the operation of the therapeutic café Slunečnice and there are also other sheltered workshops. This point only addresses the residential units," argued independent Svatava Nováčková.
There are two Morýs houses in Zlín. The properties, built in 1947, are named after the then mayor of Zlín, Vilém Morýs, and are considered cultural monuments. Each owner must respect the conditions of monument preservation during construction interventions. Zlín city council approved the sale of apartments in the I. Morýs House in February. At that time, 83 out of 102 tenants expressed interest in purchasing.
The procedure for selling residential units in the II. Morýs House will be similar to the first case, with specific sales of apartments likely to be approved at the September council meeting.
The sale of apartments in the II. Morýs House will take place according to established rules, where units will be preferentially offered to existing interested parties. In the case of 100% interest from the building's residents, the city will sell them the apartments for 25% of the appraised value. However, this must be paid within three months; otherwise, it gradually increases to up to 40% of this amount.
If the sale does not occur even six months after the delivery of the original offer, the price rises to up to 60% of the appraised value. If a tenant does not pay the agreed amount even after 18 months, the city hall will proceed to sell the apartment to a third party, who will take it over along with the tenant.
At the beginning of the 1990s, Zlín owned around 10,500 apartments; now it has just under 3,000. For instance, this year the council also approved the sale of a building with 36 apartments and two non-residential spaces on Kvítková Street. The city hall is disposing of the housing stock primarily due to the increasing maintenance costs.
