Olomouc - A new mixed-use building with apartments, shops, and an eye clinic has been erected in the historic core of Olomouc near the central Upper Square. Although the prices of the apartments in the new building significantly exceeded the usual prices in Olomouc's new constructions, all 23 apartments, with the exception of one, are already sold. The construction of the building, financed by a domestic development company, cost 56 million crowns.
    Project director Tomáš Veverka told reporters at today's completion of the Arkadia Olomouc building that the investor had to consult with heritage conservators regarding the construction. The building is located in a city heritage conservation area. "They had plenty of comments, but it cannot be said that without them the building would look significantly different. We had to change, for example, the size of the windows, the roughness and color of the facade, and the appearance of the railing," Veverka stated.
    He added that the building includes 23 apartments ranging in size from 50 to 138 square meters. Their owners paid an average of 31,000 crowns per square meter, which is about 6,000 crowns more than is usually the case for new constructions in Olomouc. "Nevertheless, before the start of construction, which began a year ago, 60 percent of the apartments were sold. Currently, there is one unsold, the largest one," Veverka said.
    František Bokůvka from the real estate agency that handled the sale of apartments in the Arkadia building attributes the demand for apartments in the mixed-use building to its location in the city center. "We also adjusted our advertising campaign accordingly. The apartments are not intended for families with small children, as there is no preschool nearby. They are aimed particularly at young entrepreneurs and the middle class, who are very busy with work," Bokůvka added.
    An archaeological survey preceded the start of the mixed-use building's construction in the area between Uhelná and Mlýnská streets. During this, archaeologists discovered, among other things, the foundations of a medieval oven, which was likely used for baking bread. They estimated the date of the oven's creation to be the 13th to 14th century.
