Přelouč – Přelouč will announce a selection process for the construction of the Hodinářka 2 housing estate on the southern edge of the city near the road to Benešovice. The area is expected to see the construction of ten apartment buildings and nine row houses with 180 apartments on city-owned land. The city hall has also set basic truths and evaluation criteria for the competition, said Mayor Irena Burešová (ODS) to ČTK.
"We are aware that this is being announced in a time unfavourable for builders. Prices are uncertain, materials are scarce, and there are not enough workers for construction. The timing is not very favourable. Applicants will also find it difficult to set a schedule," Burešová stated.
The future developer will have to follow the zoning study that the city hall commissioned. They will also be limited by established regulations, such as maximum building heights, their separations, and the extent of public areas. The proposal also includes a playground, parking lots, and access roads. Applicants will need to provide a construction schedule, which could take up to 15 years in several phases, and propose a purchase price for the land under the buildings. The investor will build the engineering networks, parking areas, playground, and access roads at their own expense, which will be transferred to the city free of charge.
The winning bid is expected to be known in the winter of 2022, after which the selected company will begin working on the project documentation and construction permits. The first apartment buildings could start construction in mid-2023. The Hodinářka 2 housing estate is expected to mainly feature 1+1 and 2+1 apartments, but also larger ones. According to Burešová, there is significant interest in housing in the city.
In the area, four apartment buildings have already been constructed in the past. The city used a similar approach for these as it is now planning for the continuation of the construction.
