Prague - The Prague council today approved the preparation of an urban study for the Kyje-Hutě and Hloubětín areas in Prague 14. The document will concern an area of 226 hectares and will define the nature of new construction, public spaces, greenery, and transportation. The study will be created by the city organization Institute of Planning and Development (IPR). This was announced today by Deputy Mayor Petr Hlaváček (TOP 09) and IPR Director Ondřej Boháč. The study is expected to be completed by the end of March 2021.
"The purpose of the study is to create conditions for high-quality future development so that natural values are preserved and a pleasant recreational area can emerge that will serve not only local residents," said Boháč.
Development of the area has not been addressed uniformly so far. For example, there is a study "Na Hutích - střed," which is used for decision-making in the central part of the area. "In the valid land use plan, there are other development areas that are designated for construction, and we currently have a number of requests for changes to the land use plan that need to be addressed. It is therefore necessary to prepare a document that will serve as a basis for such decision-making," said Hlaváček.
The document will specify which areas can be built on and what maximum heights buildings can reach. It will address public spaces, landscape, public amenities, and technical infrastructure. The study will also propose traffic solutions.
The Hutě area has undergone spontaneous development in recent years. Housing constructions for both family and apartment buildings have emerged, which do not connect to each other and are not mutually linked. There is also a lack of coordination in transportation, technical infrastructure, and public space and greenery.
Hutě is part of the so-called green belt that is to be created around Prague. The area includes the natural monument Cihelna in Bažantnice and the settlement of Hutě, from which the landscape solution proposal will be derived.
