Prague - The representatives of Prague 5 today rejected the construction of the Erbenova residence in Smíchov. The building, which is to be constructed by the company Tyfon, is intended to create two dozen new apartments. At the same time, the representatives recommended to the municipal council to negotiate with the landowner about the purchase of the land together with the magistrate. However, the representatives’ decision does not mean that the construction will not take place. The developer is currently trying to obtain a zoning decision, and the resolution of the representatives does not stop this process. Local residents have filed objections in the proceedings against the construction. They also participated in today's meeting. "This construction will have a devastating effect on the quality of life in the area and will again burden Prague 5 with further construction and densification at the expense of greenery,” stated the proposer of the proposal, representative Lukáš Budín (SZ) According to Budín, there are several reasons to reject the construction. The company wants to excavate 14,000 m³ of soil from the slope and cut down 90 trees as part of the project. At the same time, the construction will disrupt the character of the local development. "It is an unprecedented and gross intervention in the geology of the entire district and extensive destruction of greenery. Moreover, the project does not correspond to the historically protected area, as confirmed by the opinion of the National Heritage Institute," Budín stated. The residential complex is to consist of one large building divided into six terraced parts. Since the plot is on a slope, four floors are to be partially embedded in the ground. The decision of Prague 5 does not stop the construction of the building. The company is trying to obtain the zoning decision, against which local residents have raised several objections. If the developer ultimately obtains it, it will still need a building permit. Only then can construction start. Budín originally requested that Prague 5 ask the magistrate for a change in the zoning plan that would turn the land for construction into greenery. However, the representatives disagreed with this. According to representative Tomáš Homola (independent), this is not possible, as the owner would have to agree to it. The representatives eventually agreed on the requirement for Prague 5 to attempt to purchase the land. The council meeting was attended by dissatisfied residents whose houses are located adjacent to the parcel. According to one of them, while the landowner has the right to manage it as they wish, they must not interfere with the rights of the surrounding people. "Ninety trees that will fall is not a marginal issue,” said one of them.
