Brno - The Skořepka parking house in Brno will look different than what Brno Communications presented in mid-March. Besides its appearance, its function will also change. The building will serve not only parking but also commercial enterprises and residential purposes. Construction costs will increase, along with a decrease in the return on investment. In a press release today, transportation councilor Petr Kratochvíl (ODS), who was not satisfied with the original project, informed about this. Especially with regard to its architectural concept, it was also criticized by experts and the opposition.


The city discussed the changes with Brno Communications and the Office of the Architect of the City of Brno, which had not originally participated in the preparation of the building. “Parking areas are undoubtedly necessary in the broader city center; however, after professional discussion, we found it necessary to further work on the original design. The new study of the multifunctional building includes more uses. We see the combination of commercial, residential, and parking spaces in one location as a trend also seen abroad. At the same time, there will be a new corner created with a generous space full of greenery,” stated Kratochvíl.

The study will serve as a basis for completing the project documentation and changing the building. The lower floor of the building will be used for commercial purposes, with an area of up to 900 square meters. This will be followed by floors designated for parking with a capacity of about 140 spaces; the original plan was for 226. The highest floor, with an area exceeding 2000 square meters, will offer residential space.

“We are currently discussing the impacts on the implementation with the contractor. After obtaining new permits, the first part of the building will be constructed according to the updated documentation, and we will continuously seek a contractor for the second part of the project, which involves completing the commercial and residential spaces and also the façade, which are not included in the original project,” added Kratochvíl. If the building were to serve purely as a parking house, it would take the form of a skeleton with columns and concrete ceilings and would be surrounded by a stainless steel mesh. The city currently estimates the cost of the project at 174 million crowns excluding VAT; the final amount will be known only after the tender process.

The building is located in an open space between Křenová and Vlhká streets and Skořepka. It stands just a few dozen meters from the historical center and next to the only synagogue in Brno. Reactions to the original proposal were strongly negative. Architect Peter Mark from the Mark Vala studio, who was in charge of the project, stated on social media at the time that the published visualization does not show the final state. Another factor is that the proposal for the building has been in development since 2014, and the old zoning plan did not allow for the construction of a multifunctional object. A new zoning plan that allows this has been in effect since February 1st.
