Prague - A new neighborhood could be built on the site of a former machinery factory in Prague 12. The Central Group company plans to construct hundreds of apartments and a square on the so-called brownfield. A tram line will run through the center. The city district's council has already approved an agreement with the developer, who will contribute 1,500 crowns from each square meter to Prague 12. This was announced today by the spokesperson of the town hall, Olga Novotná. The project still requires a change to the zoning plan. The construction, costing 5.5 billion, is expected to start in 2024 and finish in 2030.
"During negotiations with Central Group, it was most important for us that the design of the new neighborhood is based on the spatial study of Komořany, in which local citizens participated. This has been achieved," said mayor Jan Adamec (Pirates).
The developer will largely fulfill its commitment to the city district non-financially. This means they will build a kindergarten, a playground, and transfer selected land free of charge for the construction of the tram line, which will run through the center of the new neighborhood.
The project will be built on an area of nine hectares. There will be 850 apartments, with a square and a public park being constructed. Stores, services, and restaurants will line the tram line. The predominantly five-story buildings will decrease in height toward the forest in the northern part of the area.
Currently, authorities are discussing a change in the zoning plan that will allow for construction. The lands in the zoning plan are currently designated for non-disruptive manufacturing. The city organization Institute of Planning and Development (IPR) has been tasked with preparing the tram line construction study. By the end of 2021, the transport company (DPP) will then develop its study.
Construction is also planned on other brownfields in Prague. A new neighborhood will emerge, for example, in Prague 7 in the Bubny-Zátory area. In the future, 25,000 people are expected to live in the 110-hectare area. Development is also growing along Rohanská nábřeží in Prague 8 and is planned for the site of the former freight station in Žižkov. New buildings will also be constructed at the site of the Smíchov railway station, from the area Na Knížecí to the former distillery.
