Jihlava - Next year, the construction of the Iglavia Park business-administrative center is likely to begin in Jihlava. Of the anticipated 5000 square meters of office and retail space, half is expected to be pre-leased by mid-2010. The completion of the seven-story building with two underground floors is planned for the second half of 2012, Jiří Hlinka from SMART Communication told ČTK today. The investment in the first phase will reach 700 million crowns. The project is backed by the joint-stock company PSJ. The architectural design comes from the Pelčák and Partners studio. The PSJ group, including its subsidiaries, has already pre-leased over 2000 square meters of office space in Iglavia Park. According to Hlinka, Jihlava is one of the last regional cities lacking quality administrative space. "In recent years, a number of significant companies of European and global importance have headed to the center of Vysočina," added Hlinka. According to Dita Korčiánová from Labartt Properties, which is responsible for leasing the property, the building will be designed as low-energy, which means lower energy costs for tenants. "Jihlava is attractive also due to lower average wages and the availability of qualified employees. The connection to the D1 motorway with a one-hour travel distance to Brno or Prague, as well as the expressway E59 to Vienna, is also an advantage," stated Korčiánová. According to her, Iglavia Park will offer comprehensive infrastructure including large-capacity garages. The construction of Iglavia Park will be divided into three phases. The cost of building the entire center with several high-rise buildings is estimated at 1.5 to 2 billion crowns. The park will also include the current high-rise administrative building of PSJ.
