Prague - The reconstruction of the dilapidated historical house on Pohořelec near Prague Castle, which was temporarily occupied by squatters in August 2013, could start soon according to the owner. Originally, it was to begin in March this year, but heritage conservationists are demanding further exploratory surveys of the masonry, which are to take place in the spring, said CPI Group spokesman Jan Burian to ČTK. The company of Radovan Vítek plans to convert the spacious house into 20 luxury rental apartments for 394 million crowns.
There is no change to this plan according to Burian. "Our common interest and that of the conservationists is to preserve the historical value of the house and its individual historical elements," emphasized Burian. He had previously stated that they want to focus their housing offer mainly on foreign entrepreneurs who will stay in the Czech Republic for a year or more, as well as on diplomats. Most of the apartments will have a 2+kk layout, with several being larger.
The history of the house U Kundraticů dates back to the 12th to 13th century. It consists of two Renaissance buildings with Gothic cellars and parts of the ground floor, and it was remodeled during the Baroque period. Since 2005, it has been owned by the company U svatého Michala, a member of the CPI Group. It has been without tenants since 2009, and since then the abandoned building has been deteriorating. According to earlier statements from the CPI Group, it was damaged by inappropriate behavior from some former tenants, who allegedly kept agricultural animals in it.
The National Heritage Institute had listed the house two years ago among several dozen monuments that it considers most endangered in Prague. Its database indicated that long-term neglect of regular maintenance of the house led to the collapse of the galleries and the poor condition of the facade. Since 2010, the house has been partially repaired; for instance, the owner secured the statics of the arched portico. However, the house still appears dilapidated from the outside, and among other things, a group of squatters wanted to draw attention to its poor state, who broke in and occupied it for a time in August two years ago.
