Brno - The administrative building with a green roof, Landmark, will be constructed in the long-standing gap at the corner of Koliště and Milady Horákové streets in the center of Brno by the company Sudop instead of the developer Triakya. Trikaya sold the entire project, including the land, to them. This was reported in a press release. Originally, construction was supposed to begin last year and finish in 2025, but it has yet to commence. The companies did not disclose the transaction price.
Trikaya initially wanted to expand its portfolio with the Landmark project, which primarily includes residential construction. Work was supposed to start in mid-last year, and the project designed by the atelier a53 architects has a valid building permit. However, the developer postponed the construction start due to the market situation and has now decided to sell the project.
"It is an iconic place with a story; this gap near Moravské náměstí has been waiting for its use for almost eighty years. We believe that we have handed the project over to the right hands. This step will allow us to focus on our strategic projects," said Trikaya's operations director Jan Kolařík.
Last September, Trikaya began construction of a new district in the Pod Hády area, which has been in preparation for 13 years. In several phases, they plan to build up to 1000 apartments in residential buildings as well as smaller villa houses.
"Brno is a very important place for us as a group. Also because several of our companies operate there. Landmark is intended to become a new home for them in the future. With this purchase, SUDOP Real fulfills its long-term strategy of providing maximum support to group companies for their activities," said the chairman of the board of Sudop Real, Jakub Vosáhlo.
The new owner of the project plans to start construction later this year, with completion expected in the second half of 2027. The ground floor of the building will feature, among other things, a café, while seven above-ground floors will be dedicated to open space offices. Offices on the fifth and sixth floors will have their own terraces. The building’s basement will include 70 parking spaces and six charging stations for electric vehicles. Access will be from Koliště Street, and the exit ramp will lead to Milady Horákové Street. In total, the building will offer 7500 square meters of rentable space, and the project aims to obtain LEED green certification.
